The Sioux Falls Argus Leader reports that the city's planning commission approved a request to rezone the area from single-family residential to an institutional campus area. The proposal still needs city council approval.
Plans call for apartment-style student residential units in the top three floors, some administrative offices on the main floor, a community gathering space for residents and a couple of residential units on the main floor as well.
Apartments in the building will include four-bedroom, two-bedroom and single-suite studio-style options, with room for as many as 103 beds in 43 units.
The plan includes shared parking with 25 additional spaces that would be in a parking lot on-site, and about 10 diagonal parking spots on the street, with primary parking for residents being on-campus to the southeast.
